Luxury villa with poor attention to details

This luxury villa with own swimming pool, was surveyed with the client during a week long viewing trip.

The client was looking for a Key Ready house, but this villa had lots of issues reflecting poor construction detail and lots of repairs necessary.

Some interesting notes on the property;

  • The Jacuzzi area was a definite highlight and a huge attraction,

  • The terrace areas look modern but mask poor quality and attention to detail as the water runs directly into the rear wall, leading to the basement. Showing many signs of on-going issues which are both costly and expensive to rectify,

  • The pool heater unit is burnt out and the pool pump housing defects raised questions over its maintenance,

  • The basement bathroom shower waste was no connected correctly and water has damaged the entire tile floor.

Due to the extensive nature of repairs required, the client walked away from this property. Having time to explore better options available and the assistance of IPS to uncover details that would otherwise go overlooked.

Luxury villa with poor attention to details

This luxury villa with own swimming pool, was surveyed with the client during a week long viewing trip.

The client was looking for a Key Ready house, but this villa had lots of issues reflecting poor refurbishment details and lots of repairs necessary.

Some interesting notes on the property;

  • The guttering is strikingly poorly installed and is mostly ineffective,

  • The Main entrance door, and balcony door are both poor quality and in need of replacement as the currently compromise security and integrity,

  • Both kitchens in the main house and guest house are reasonable quality units but poorly installed and poor attention to detail,

  • The wall tiling in most of the bathrooms is amateur installed and throughout the joints are cracking and misaligned, indicating deeper issues of the wall and floor structure and/or movement.

Due to the extensive nature of repairs required, the client walked away from this property as well. Again, the client was hugely grateful of the assistance of James to uncover details that would have been missed on a viewing trip

Off grid electric and very remote

This remote villa with own swimming pool and water Well, was surveyed within 24 hours of instruction as the buyer had returned to England and wanted to have a clear understanding of the potential issues to the structure and reform possibilities.

The client was looking for a project house, but this finca also shows signs of subsidence as well as extensive areas of water ingress.

Some interesting notes on the property;

  • The Real Estate say the solar power is 'upgradeable'....well....as it only powers 5 led lights...its is a little under powered for modern living so a full replacement upgrade is essential,

  • The bathroom has no bath or shower so unless you enjoy outdoor bathing, some upgraded are required,

  • No hot water (the solar power will not support it), but there are a variety of log burners in the lounge to boil a kettle,

  • The added garage has some questionable details as the roof timbers are overloaded and the pillars are insufficient. A sure recipe for disaster in time.

Due to the extensive nature of repairs required, the client was informed on the phone and the client was pleased to have 'dodged the bullet' as he was unaware of the scope of the issues.

This remote villa with own swimming pool and water Well, was also surveyed within 24 hours of instruction as the buyer had returned to England and wanted to have a clear overview before offering the purchase the property.

The client was looking for a project house, as long as the structure was sound, which this was although it comes with an extensive repair needed for the clay tile roof, which is entirely loose and needs to be mostly rebuilt - not for the faint hearted but is perfectly possible with patience and DIY hands.

Our report gave a full overview of the faults and repair budgets, which in turn, gave the client scope to negotiate a great purchase price, some €32,000 discount from the asking price as accepted and the client hope to obtain the keys in Sept 2024.
